What are home measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area of the house and the general layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually have! Unless an appraiser has recently completed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a property on the market

A measurement service will secure a fair price for your house. Area is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's property sells at a price that properly reflects market value, we suggest requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your attention to detail, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for getting potential buyers interested because they can view the layout and details of the property before and after a showing.
